Selling Your Olympic Village Condo

Maximum value, minimum stress, no cut corners. The Olympic Village listing team with deep presale-marketing roots — which means we price from real data, present like a new-development launch, and negotiate the way the buyers on the other side of the table actually behave.

Why Selling in Olympic Village Is Different

Selling a condo here is not the same as selling one in Yaletown, Coal Harbour, or Mount Pleasant. The buyer pool is different, the comparables are tighter, and the margin for pricing error is smaller. Here’s what that actually means for your listing.

Buyers here have done their homework. Olympic Village attracts sophisticated buyers — end-users who’ve been watching the neighbourhood for two years, downsizers with a West Side house funding the move, investors running the numbers on every building. They know the waterfront premium. You can’t hand-wave a price.

Comparables are granular. A two-bedroom in Canada House facing the water behaves nothing like a two-bedroom in Kayak facing the interior courtyard. We price by building, by floor plan, by floor, by exposure. That’s the only way this market rewards.

Presentation sets the ceiling. Because buyers comparison-shop inside the neighbourhood, your photos and video have to win the click against the other listing in the same building.

Timing still matters. Spring and early fall remain the strongest windows, but inventory cycles inside Olympic Village sometimes make a winter listing the smarter play if the building is quiet.

Selling here isn’t hard — but selling here for top dollar requires the right hands on the file.

Our Selling Process, Step by Step

There’s nothing mysterious about listing a condo — but there’s a lot of room for a file to go sideways between listing day and completion day. Here’s how we run ours.

Step 1 — Pricing Strategy

We start with a full comparative market analysis pulled from real sold data inside Olympic Village, weighted to your specific building, floor plan, exposure, and floor. We cross-check against active competition and recommend a list price designed to drive showings in the first 10 days. No black-box pricing.

Step 2 — Preparation

Before a single photo is taken, we walk the unit with you and flag what helps, what hurts, and what’s worth investing in. That can mean staging, targeted painting, decluttering, or minor repairs. We have vendor relationships with the trades and stagers we trust. No theatre. Just the prep that actually moves the needle.

Step 3 — Marketing

This is where most Olympic Village listings fall short. We build a proper launch package: professional photography, video walk-through, floor plans, a 3D Matterport tour, drone where the building allows, and a dedicated listing landing page. Then we push it to our database and our presale buyer network.

Step 4 — Negotiation

Every offer gets worked. We send you the numbers, the buyer profile, the terms, and a clear recommendation with the trade-offs explained. In multiple-offer situations, we run a structured process that extracts the best final terms. In single-offer situations, we know when to counter hard and when to accept.

Step 5 — Close

Once you’re firm, we manage the file through to completion: subject removals, inspection negotiations, strata document follow-ups, and coordination with your lawyer or notary. You hear from us proactively, not just when something goes wrong.

The Marketing Most Olympic Village Listings Don’t Get

Most resale listings in Olympic Village are marketed like generic condo resales — MLS photos, a few Realtor.ca views, maybe an Instagram post. It stops working the second the market softens or a comparable listing in your building undercuts you.

Our background is presale marketing. We’ve launched projects for Intergulf Development Group, Create Properties, Nobleland, and Eighth Avenue Development Group — which means we know how to generate demand from a standing start.

That same toolkit goes on your listing. Professional photography and video as a baseline. A 3D Matterport tour. A dedicated listing page that Google actually indexes. Targeted digital advertising to buyers who have searched Olympic Village in the last 90 days. Placement into our presale buyer network — the exact people who registered for a new-construction project in the area and didn’t get the unit they wanted.

We also have an advantage most Olympic Village listing agents don’t: Oakwyn Realty’s reach. Oakwyn is one of the strongest independent brokerages in Vancouver, and their internal network circulates your listing to other top-producing agents before it hits the public board.

The goal isn’t to list. It’s to win the comparison against every other unit a buyer is looking at this weekend.

Seller Questions We Hear Most

How long does it typically take to sell an Olympic Village condo?

A well-priced, well-presented listing in a balanced market is typically under contract within 2–4 weeks, with another 30–60 days to completion. Underpriced or poorly presented listings sell faster but leave money on the table. Overpriced listings sit and eventually sell at a discount. We’ll be straight with you about where your unit fits.

What’s the best time of year to list?

Broadly, late February through early June and mid-September through late October are the strongest windows. But the specific building matters more than the calendar — if there are three active listings in your building right now, waiting might serve you better than rushing in. We read the building-level activity, not just the season.

Do I need to stage my unit?

Not always. Vacant units almost always benefit from staging — either partial (key rooms) or full. Occupied units with modern furnishings often just need decluttering, a light edit, and professional photography. We walk through your space and tell you what’s worth the spend, never more. Staging costs are recovered many times over when it’s the right call.

What strata documents will I need?

Minimum 2 years of meeting minutes, the current Form B, the bylaws and rules, the depreciation report, engineering reports if any, insurance summary, and financial statements including reserve fund balances. We coordinate ordering these through the strata management company and review them before your listing goes live — so any red flags get addressed up front instead of during subject removal.

How does commission work?

Commission structure is discussed and agreed upfront during your seller consult, before anything is signed. It’s typically a percentage of the sale price, split between the listing side (us) and the buyer’s agent side. We’ll walk you through the full breakdown, what each side covers, and exactly what you’ll net after commission, legal fees, and any mortgage payout. No surprises at completion.

Let’s Sit Down and Talk

The best seller consults are the ones where you walk out knowing exactly what you’d list for, what you’d net, and what the process looks like week by week. No pressure, no pitch. Just the honest numbers and a plan.
